Our Property Management Approach
PROFESSIONAL PHOTOGRAPHY
We bring in our professional photographer to take photos of the property. Well done images make a BIG difference in the number of hits we receive for a rental.
MAXIMUM EXPOSURE
We have accounts on Zillow, Trulia, HotPads, Facebook, et al. and will post the property on over 50 sites for maximum exposure.
DISCERNING TENANT SELECTION
All tenant inquiries, screenings, and walkthroughs are handled by us. We have backgrounds in social work and clinical psychology so we are incredibly circumspect about the tenants we choose.
EXTENSIVE BACKGROUND CHECKS
Interested tenants who pass our initial screening are required to use OUR background check and credit check company. We even check to see how many parking tickets they have!
BINDING DOCUMENTS
We use our own binding leases drafted by Colorado real estate attorneys and have the tenant go over the lease in detail and sign any necessary documents. We also require tenants to get renterās insurance.
RENT DIRECT DEPOSIT
Monthly rent checks are directly deposited in to the home ownerās account.
INTERMEDIARY COMMUNICATION
We develop personal relationships with tenants and have open communication with all of them. When there is an issue, we address it.
SCHEDULED MAINTENANCE
We do quarterly walk throughs in ALL properties to ensure upkeep of the property.Ā We arrange for maintenance to the homes ā gutter clean outs, sprinkler blow outs, lawn care, etc. We have fantastic vendors with whom we work.
